How do I get in touch with the Board??

Please log in to your account on the owner portal found at www.stonewallcondo.com and on the right click on Requests and then click on Create Request. Fill in the form and when you submit it, the entire board will receive a copy of your request.

When is trash picked up?

Once a week on Mondays, at about 8:30 AM. Household trash only is picked up at this time. Trash is picked up on any Monday except for Christmas Day.

Where do I put my trash?

Stonewall has valet trash pickup from the backs of units. Household trash should be bagged and placed inside tightly covered cans in the backs of your unit. Please do not put bags of trash in the front of your unit for pickup, even if you see other units doing so. This is not allowed. All trash should be in tightly covered cans at all times and placed in the backs of your unit. We have lots of raccoons, deer, and birds here in Stonewall. Keep your trash can tightly closed at all times. Individual unit owners are responsible for picking up any trash if critters get into it. Any dumpsters you see on the property are privately rented by individual owners for renovations - please do not put personal trash in them.

Can I put boxes and a few over-sized items out for pickup?

Yes. Boxes should be broken down and placed in designated areas around the property, not in the backs of the units. There is a map of "drop spots" on the portal under Documents. Other over-sized items such as a small wooden shelf, pizza boxes, packing materials, an old pillow and like items can also be placed in the designated areas for pickup and not in the backs of units. Over-sized items may be placed out at dark the night before. Please do not put out items any earlier than at dark the day prior to the regularly scheduled weekly household trash pickup. Absolutely no construction trash, appliances, toilets, car batteries, metal furniture, paint, etc.

I have a maintenance request. How do I submit it to the Board?

Log in to your account on the owner portal at www.stonewallcondo.com and on the right click on Requests and then click on Create Request. Fill in the form and when you submit it, the entire board will receive a copy of your request.

Can I lease/rent my unit?

No. Leasing/renting is completely disallowed at Stonewall except for board approved hardship cases and a handful of units who have been owned continuously by the same owner since the amendment to disallow leasing was passed in May 1983. Leasing/renting is disallowed upon purchase of the unit and at anytime in the future. This is strictly enforced.

Can I have roommates or rent out my finished basement which has its own kitchen?

Yes. Roommates are allowed (with Special Stipulations as outlined in the Declaration) regardless of if the roommate rents a spare bedroom or your finished basement. Roommates are a privilege of owner occupied units only, must stay at least 30 nights in a row if found via websites or roommate finder apps and the like, must be registered with the Association, and a monthly fee of $10 is required for each roommate over one. A Roommate Information Sheet must be turned into the board ten days prior to the roommate occupying the unit. Roommates may not have pets. See the Declaration for more details on Roommates. The monthly fee of $10 will be assessed to your unit. You should work this out with your roommate directly on how you recoup this fee. Keep in mind that each unit has only two parking spaces assigned to it, and borrowing or lending spaces to another owner to circumvent the two vehicle limit is not allowed. It's two vehicles only at Stonewall.

How does the parking work here?

Each unit is assigned two parking spaces, and each unit may have no more than two vehicles. You must have a parking decal for each vehicle. You submit your vehicle information, decals are assigned to each vehicle, and then you have two weeks to pick it up and place it in the vehicle or you will be subject to a fine of $25 and it will be assessed each month that the sticker is not in the vehicle. There is a one-time fee of $10 for each parking decal for new owners, $25 for each replacement decal for owners, and $50 for new or replacement decals for roommates or non-owner occupants, which will be assessed to your unit.

I have three vehicles but only two assigned parking spaces. Where can I park my third vehicle?

You can't. TWO VEHICLES PER UNIT IS THE LIMIT AT STONEWALL. Borrowing unused spaces from other owners to circumvent the two vehicle limit is also prohibited. Parking is Common Area and Stonewall common area is equally owned by all 97 members. No owner/member is entitled to more of the common area than any other owner. If you have more than two vehicles, Stonewall is not the right community for you.

I work for a utility company and have a commercial truck with equipment and/or ladders attached to it, or I work for a beverage company and my vehicle is fully wrapped to promote the beverage brand. Can I park my vehicle in Stonewall?

No. Commercial vehicles are not allowed. Large trucks with equipment cause easement issues and violate signage, advertising, and the presence of "unsightly objects," which is not allowed. Advertising wrap on a standard car also makes that vehicle not allowed on the property as advertising is strictly prohibited. Exceptions may be made for standard sized trucks with small commercial logos which do not have ladders, equipment, supplies, etc. Board approval is required and there is a $10 per month surcharge for being granted this exception. Max number of vehicles allowed for any one unit is still TWO, even if you have an approved commercial vehicle.

I have insects and other pests inside my unit. Can the Association send out pest control for my unit?

No. The monthly assessments do not cover interior pest control; only the exterior is covered and it is for crawling insects only. However, if a homeowner schedules interior service with Northwest Commercial Exterminating on the same day as the monthly exterior service, Northwest charges only $25 to the homeowner. Their number is 678-383-1030. All of Stonewall's buildings are under a Wildlife Exclusion Warranty with Northwest or Rid-A-Critter. This service covers access by rodents, squirrels and a variety of other wildlife. Please note that mice are considered to be "pests" just like crawling insects and are not covered by the Wildlife Exclusion Warranty.

Can I use the park on Stonewall Terrace and/or go boating in the lake?

Stonewall does not own the park or the lake. Owners may use both at their own risk. However, the only access to the park or the lake is through Stonewall Circle or Stonewall Terrace. The Association maintains the park to minimal standards. If residents want to use the park or the lake, it is at their own risk.

Is there a playground in the community or an area just for children to play?

Yes, sort of. Stonewall does have a playset in the Park, but we do not own the park even though we did install the playset (funded by owner donations). There is no other available space solely for children to play. Children are not allowed to play in the streets or near units. Toys and bicycles should not be left around the community unattended.

What should we do for our children?

We recommend a few things: 1) the moms/dads in Stonewall can form a "Play Date Share" with each family taking turns to host neighborhood kids or take them to nearby parks for play. 2) the moms/dads at Stonewall can contribute some money and sweat equity to make more improvements to the park. Please keep in mind that Stonewall does not own the park. 3)the moms/dads can organize fun monthly events at the Clubhouse for the kids - S'Mores Night, Kids Karaoke, Kids Movie Night, etc. A couple of years ago we had a very successful Kids Kleen Up day where the kids picked up litter and we had a pizza party afterwards.

Can I enclose my deck or patio? Paint my steps or the sidewalk in front of my unit? Change the color of my door to hot pink?

No. This is a condominium and any changes to the exterior of your unit, including anything on the deck or patio, must have board or committee approval. You may submit any request through the owner portal. Deck modifications have not been approved in over 15 years and will no longer be approved due to the encroachment into Common Area and the many issues caused by deck modifications. Extended decks encroach into the Common Area and Stonewall common area is equally owned by all 97 members. No owner/member is entitled to more of the common area than any other owner, not all units have the room in back to extend a deck or patio, and if we can't do it for all, we can't do it for any.

Can I make a fire pit area or a garden beyond my deck or patio?

No. This is a condominium with equal ownership of all common area. Patio slabs or lower decks are "Limited Common Area" and beyond the patio slab or lower deck is "Common Area." No unit has a "back yard" or a "front yard." There are walkways and wooded areas around the community which is all Common area and is for the benefit and enjoyment of all owners, and frequently used by vendors. No owner should expect exclusive use of the area beyond their patio slab or lower deck. Any changes to the exterior of your unit, including anything on the deck or patio (e.g. staining the deck or patio), or in the Common area beyond the deck or patio, must have board or committee approval. Can I put a fence on my patio?

No. This is a condominium and any changes to the exterior of your unit, including anything on your patio, must have board or committee approval. You may submit any request through the owner portal. Can I change my mailbox with anything I want?

No. This is a condominium and any changes to the exterior of your unit, including your mailbox, must conform to approved standards and finishes. You may submit any request through the owner portal. Why is my "back yard" so much bigger/smaller than my neighbor?

This is a condominium with equal ownership of all common area. Patio slabs or lower decks are "Limited Common Area" and beyond the patio slab or lower deck is "Common Area." No unit has a "back yard" or a "front yard" and no owner should expect exclusive use of the area beyond their patio slab or lower deck.

Can I add underdecking?

Possibly, with board approval. Not all decks are suitable for underdecking. Please log in to your account at www.stonewallcondo.com and on the right click on Requests and then click on Create Request. Enter your request and include as much information as you can, including photos. Units 3601 and 3618 on Stonewall Circle have under decking for you to use as an example.

I need new windows and a new door. Do I need approval?

Yes. Although maintenance repair and replacement of doors and windows are unit owner responsibility, they must conform to approved standards and finishes. Window World has replaced many windows in Stonewall and has the correct color (architectural bronze for the windows/sliders and Hudson Khaki for the "caps" around the window/slider, if needed; we do not recommend caps if you do not need them). What is NOT covered by the Association?

The monthly assessment does not cover every cost of maintaining your unit. It covers exterior finishes (siding and roofs) only. Below is a partial list of items not included. The Board recommends that every prospective buyer of a unit have a home inspection done prior to making a purchase and understand the possible costs of repairing any of the items not cover by the Association.

-Decks and patios are Limited Common Area and owners are responsible for the maintenance, repair, and replacement of decks and patios, except for patio rails that are not ornamental (e.g. are not on a concrete patio slab)

-Windows and doors; chimneys - cap, pan, any of the metal parts; exterior faucets/hose bibs; exterior electrical outlets; satellite dishes left behind by a previous owner.

-Plumbing/water and sewer lines inside and under the unit and the patio

-Foundations – any foundation repairs (e.g. piers, leveling), and structural elements (e.g. beams, rafters, floor joists, etc.). Anything inside or underneath the unit is owner responsibility.
